Goldcrest Apartments brings 75 affordable family apartment homes to Southwest Beaverton’s South Cooper Mountain.
A mix of one-, two-, and three-bedroom apartments, and will be affordable to families earning 30% – 60% of the Area Median Income (AMI), currently $31,950 to $63,900 for a family of four. Planned ground floor common spaces include a community room with shared kitchen, onsite management and services offices, laundry rooms on each level, secure indoor bike parking, and two elevators that provide both convenience and universal design accessibility. Onsite resident services will be provided by Hacienda CDC and Goldcrest is targeting Earth Advantage Platinum certification.

Home Forward’s 84-unit new construction project located in the Cully neighborhood of Northeast Portland will co-locate affordable housing and a brand new Workforce Development Center operated by Portland Community College (PCC). Included in the project’s mix of studios and family-size units are 12 project-based, service enriched Family Unification Program (FUP) Section 8 Vouchers serving families needing stable, affordable housing to avoid foster care placements of their children or reunite with children currently in foster care.
Building amenities include a family room with lounge seating and TV, a community kitchen and dining table, Through the collaboration with PCC, the site will offer a 16,000 square foot plaza designed to support a weekly farmers market and other community-focused activities.

“CREATING AN INCLUSIVE, ACCESSIBLE, AND AFFORDABLE COMMUNITY FOR ALL”
Located in Gresham, Oregon’s Wilkes East Neighborhood, Albertina Kerr’s Wynne Watt’s Commons provides 150 affordable units of studio, 1-, 2-, and 3-bedroom apartments. Spread throughout the building are 30 universally accessible units with state-of-the-art technology and rental subsidy for people with intellectual and developmental disabilities.

The Salem-Gateway project, developed by Community Development Partners (CDP), will address the community’s need for high-quality, affordable housing. The project aspires to support an intergenerational community for all ages (CFAA) and an intercultural community. The project will be a hub for residents and the broader Salem-Gateway community by providing a large community center with robust programming. The abundant green space provides outdoor amenities and recreational opportunities at the heart of the site, echoing a Central Park sentiment to be enjoyed by residents and surrounding neighbors.

Home Forward: Peaceful Villa

Home Forward plans to redevelop Peaceful Villa in the year 2024 for 70 households who currently call Peaceful Villa “home,” as well as additional new residents for whom additional homes will be constructed. The redevelopment process includes several phases, taking only a quick four years to complete.
Residents currently living at the property will have many opportunities to make choices about the future before the construction begins and completes in 2026. Current residents will continue to receive housing subsidy to help with rental costs now and in the future. Plus, current residents will have the ability to return to the new redeveloped Peaceful Villa.

Located in the Aloha community of unincorporated Washington County, Aloha Family Housing will provide 82 permanently affordable apartment homes.
Consisting of studio, one-, two-, and three-bedroom apartments, Aloha Family Housing will be affordable to families earning 30% – 60% of the Area Median Income (AMI). Planned amenities include private bike storage, laundry room, community room with kitchen, on-site property management and resident services offices, and a courtyard with playground, raised garden beds, BBQs, and picnic seating. Aloha Family Housing will be designed to receive Earth Advantage certification.

Glisan Family Apartments
Location: Portland, Oregon

Catholic Charities of Oregon, Related Northwest, and Immigrant and Refugee Community Organization (IRCO) are partnering to develop 137 units of affordable housing on a Metro-owned site in Montavilla. Glisan Street project will consist of two buildings, one with 41 units of Permanent Supportive Housing (PSH), and the other providing 96 units of affordable family housing. Together, the buildings create a housing continuum wherein residents moving out of PSH units have the opportunity to remain in the immediate community.
The PSH portion of the project targets BIPOC, seniors, people experiencing homelessness, and others. The family-focused portion will target BIPOC, immigrant and refugee households, and intergenerational families. Catholic Charities will provide case management and services to PSH tenants; IRCO will provide resident services to households in the family-focused building. A community room and kitchen, laundry room, playground, picnic area, community garden, bike parking, surface parking, and onsite multicultural preschool.
The project team is also partnering with Mercy Corps NW to promote small business classes and offer two retail incubator spaces and a café in the ground-floor commercial space.

Home Forward: Troutdale

Located one block from the historic town center of Troutdale, including shops, jobs and transportation, 94 affordable apartments spread across three L-shaped buildings with units ranging in size from studio to three bedrooms. More than half of the apartments will be dedicated to families at full occupancy. The Troutdale apartments will incorporate livability and accessibility as central design goals.
The building arrangements were re-designed to address community input regarding weather and the east winds arising from the Columbia River Gorge. The location of parking was reorganized to minimize walking distances. The apartments will furnish a community room with free Wi-Fi and computer access that can accommodate classes and resident meetings. If approved, an area will provide generous green spaces that include a community garden, picnic areas, barbeque area, seating areas and a children’s playground.
Additionally, all units will have a washer and dryer, heating, cooling and continuous ventilation. Home Forward will ensure that service are available on site that are innovative, trauma informed and flexible social services to help residents maintain housing stability and support their self-sufficiency.

The 16-story, 434,000 sq ft Modera Main Street will be built on a full block site in Goose Hollow owned by the Multnomah Athletic Club. The project will include 340 residential units as well as new parking for the MAC, connected underground to their existing garage.

Q Art Lofts

The new building draws design inspiration from the architectural elements of surrounding buildings with wood siding and massing, which highlights each unit facing Q Street. Bringing more residential housing to the R Street corridor, The Q Art Lofts will add a 7-story, 51 unit residential building and will be art-themed similar to the popular Warehouse Artist Lofts (WAL) in Sacramento. The units will be mixed income with each having a personal balcony.

Vancouver Waterfront Block 3

A new, eight-story apartment complex in the new downtown Vancouver Waterfront development with 277 units, brick facing, ground-floor retail and a third-story balcony with three spa features. Included is an automated parking garage that uses robotics to fetch parked cars. The system saves space by allowing users to drive their cars into a bay, where a system of robotics delivers it to a shelf and back on demand.

Washington Street

Six-story mixed-use apartment building plans describe a 151,600-square-foot building that would cover the entire block, with 9,080 square feet of restaurant or retail space on the ground floor and one level of underground parking. The ground floor will feature a row of walk-up style apartment units and the floors above are all apartments, arranged around a central second-floor courtyard.
The project includes 170 units in a mix of studios, 1-bedroom, and 2-bedroom units, at both market rate and affordable rates. In an effort to meet the city’s growing need for affordable housing within the urban downtown core, 20% of its units will be allocated at WSA to add to the City’s affordable housing pool.
